Site Selection Lead – Data Centers
A next-generation infrastructure provider is seeking a Data Center Site Selection Lead to spearhead the identification, evaluation, and acquisition of strategic land and utility assets across Tennessee. With the explosive demand for AI and cloud compute, this organization is rapidly scaling its footprint and investing in mission-critical sites that support GPU-intensive workloads and high-density data centers.
This role is ideal for a proactive, analytical, and relationship-driven professional ready to play a critical part in how and where new digital infrastructure gets built.

Focus:
Lead end-to-end site selection efforts for new data center development across Tennessee, from market analysis to acquisition.
Perform in-depth evaluations of potential sites, including due diligence related to power availability, water, fiber, zoning, incentives, and environmental risks.
Collaborate with internal stakeholders and external partners (brokers, utilities, consultants, etc.) to develop comprehensive site strategy.
Interface with local and state economic development agencies to secure incentives and build community support.
Drive negotiations for land purchases, leases, and joint development agreements with landowners and developers.
Build strong partnerships with utility providers to ensure adequate and scalable power delivery for high-density operations.
Maintain a deep understanding of regional permitting processes, environmental assessments, and regulatory timelines.
Contribute to strategic planning and portfolio expansion decisions based on current and future compute demand.
Skill Set:
7+ years of experience in data center development, utility-scale energy projects, or industrial real estate.
Proven expertise in site acquisition and due diligence, particularly for high-power and infrastructure-heavy projects.
Deep familiarity with Tennessee’s real estate markets, utility landscape, and permitting environment.
Strong working knowledge of land development, entitlement, and utility coordination processes.
Experience interfacing with public entities, landowners, economic development organizations, and utility companies.
Excellent negotiation, project management, and analytical skills.
Bachelor’s degree in business, real estate, engineering, or related field required; advanced degree preferred.
