Focus:

Analyze drawings, specifications, and scope documents to develop thorough cost estimates for masonry and Division 4 projects.

Conduct take-offs using digital tools to quantify labor, material, and equipment requirements across architectural, structural, and civil disciplines.

Collaborate with project stakeholders to produce detailed budgets, bid proposals, and cost breakdowns tailored to each project’s unique requirements.

Evaluate and incorporate vendor and subcontractor quotes, maintaining competitiveness and accuracy.

Prepare bid packages that clearly define deliverables, cost structures, and timelines.

Engage with construction and design professionals to adjust estimates in response to design modifications, site challenges, or value engineering opportunities.

Participate in internal project hand-off meetings, providing context on cost assumptions and material planning.

Build and maintain strong relationships with general contractors, suppliers, subcontractors, and key decision-makers in the region.

Skill Set:

Prior experience in construction estimating, preferably within the commercial or Division 4 (masonry) sectors.

Proficiency with Bluebeam Revu and similar estimating software (e.g., Tradesmen, PlanSwift).

Strong understanding of materials, installation methods, and construction timelines.

Ability to interpret construction drawings, specifications, and technical documents with accuracy.

Excellent mathematical, analytical, and organizational skills.

Strong interpersonal communication skills with the ability to coordinate across diverse project teams.

Detail-oriented mindset, capable of managing multiple bids and deadlines concurrently.

Familiarity with Virginia building codes, safety regulations, and industry standards.

Degree in Construction Management, Engineering, Architecture, or a related field is preferred but not required.
